Scaffolding and Sheds for Manhattan Buildings

What we put up in Manhattan

We’re based in Brooklyn, and we work in Manhattan. On a Manhattan building, a job usually comes down to some mix of four things: scaffolding for the facade, a sidewalk shed so people can walk underneath safely, barriers along the curb and fencing around the work area.

One team can handle all of it on the same frontage. That matters more here than almost anywhere else, because on a Manhattan block there’s no slack. The shed, the scaffold and the street setup have to be worked out together.

Who we work with

Property and facilities managers for office buildings. Co-op and condo boards. Owners. General contractors who are running a facade or renovation job and need someone to handle the access side of it.

In most of Manhattan you can’t just close the sidewalk. People still need to get past, trucks still need the curb, and the shop next door still needs to be seen. So the passage under the shed, and the permits for the street, deserve as much thought as the scaffold. Send us the address and the number of stories, and we’ll tell you what the building needs.

2 Park Avenue, Murray Hill

The building

2 Park Avenue takes up the west side of Park Avenue between 32nd and 33rd Streets. Ely Jacques Kahn designed it, and it was finished in 1928. It’s Art Deco, known for a facade of brick and colored terracotta. The Landmarks Preservation Commission made it a New York City landmark in 2006 (LPC designation report).

Our work there

We installed scaffolding at 2 Park Ave, New York, NY 10016, in 2025. If you look after an older, taller building on a busy Midtown avenue, it’s the most relevant example of our work. The building also sits inside DOT’s Midtown holiday embargo zone, which is worth knowing if you’re planning a winter start. More on that below. See the 2 Park Ave project in our gallery.

What Manhattan Jobs Usually Involve

Tall facades

Plenty of Manhattan buildings are too tall for a scaffold built up from the sidewalk to be the right answer every time. For work on the upper floors, a rig hung from the roof often makes more sense; that’s suspended scaffolding. Prewar buildings with setbacks and cornices are a different problem, and pipe scaffolding can be built to follow the shape of the wall.

Busy sidewalks

Sidewalks here are crowded at almost every hour. The shed has to keep a passage open and lit while the work goes on overhead. If the setup spills into the curb lane, barriers go up between the work zone and traffic. Our page on sidewalk shed installation covers the shed itself.

Older and landmark buildings

Ornament, old masonry, terracotta. Prewar and landmark facades have a lot worth protecting. We plan the setup around the facade, rather than asking the facade to work around the setup.

Planning Around DOT Construction Embargoes

As of November 2026.

The holiday embargo

Every year DOT freezes routine street work across large parts of the city for the holidays. This year it runs from Sunday, November 15, 2026, to Saturday, January 2, 2027, from 6 AM to 11:59 PM daily.

In Manhattan the core zone is everything from 30th to 66th Streets, river to river. A lot of streets outside that box are listed too, including Broadway, 6th Avenue and 14th Street. During those weeks, routine work in the street and on the sidewalk under DOT permits is suspended unless DOT’s Office of Construction Mitigation and Coordination signs off. Emergency work can still go ahead with an emergency number from DOT.

Event embargoes

Parades bring shorter freezes of their own. This November that means the Veterans Day Parade (November 8–11, along 5th Avenue) and the Macy’s Thanksgiving Day Parade (November 17–26, around Central Park West, 6th Avenue and nearby streets). DOT’s full embargo list has every location.

What it means for your start date

If the building is between 30th and 66th, or on one of the listed streets, try to get installed before November 15, or plan to start after January 2. Otherwise, leave time for DOT’s review. When you call, we’ll check the address against the list.

Building between 30th and 66th Streets? DOT’s holiday embargo starts November 15. Call now to plan your dates.

Same Permits as Every Borough

DOB and DOT requirements apply across all five boroughs. DOB regulates building work and scaffold permits, and DOT handles permits for the street and sidewalk. What Manhattan adds is site conditions: landmark status, building height, sidewalk access and street restrictions like the embargo zone above can all shape the plan.

  • Sidewalk sheds: since early 2026, shed permits run 90 days and no longer renew automatically, unless the shed is tied to new-building, enlargement or demolition work. See sidewalk shed installation.
  • Supported scaffolds: those over 40 feet tall need a DOB permit, and some shorter ones do too, depending on the type of scaffold and the load it carries. See pipe scaffolding.
  • Suspended scaffolds: the work needs a DOB-licensed rigger. See suspended scaffolding.

One Team, from Brooklyn to Midtown

We’re a Brooklyn-based scaffolding company, and we work in all five boroughs. On a Manhattan job you get one team for the scaffold, the shed, the barriers and the fence, and the same people take it down at the end. If DOT’s dates move your schedule, or the scope changes halfway through, you’ve got one number to call.

FAQ

Manhattan FAQ

Not for routine work, unless DOT approves an exception. During the holiday embargo (November 15, 2026, to January 2, 2027), routine work under DOT permits in the 30th to 66th Street zone is suspended. Emergency work follows a separate DOT process. The embargo section above has the details.
